Tustin Foothills-North Tustin was developed in the 1950s, 1960s and 1970s, when residential builders recognized a growing demand for homes in central Orange County. The unincorporated area of rolling hills was an ideal space to continue development, and communities such as Tustin Foothills, Lemon Heights, Red Hill and Cowan Heights have sprung up in response.

The recorded history of the area dates back to the Portola Expedition in 1769. At that time, the land was populated with white-barked sycamore trees. All but three of these trees are gone today, but Tustin still retains the nickname "City of the Trees." In the 1860s, a land investor by the name of Columbus Tustin purchased some 1,300 acres and attempted to create the next big city of Orange County. Things didn't go as planned for Tustin, as he had difficulty selling lots and later failed to secure a railroad depot in his community. Instead of the commercial development Columbus Tustin envisioned, agriculture took hold and supported the local economy until the 1950s.

Today, Tustin Foothills, an offshoot of its neighbor Tustin, features some of the best of Orange County living. The property values are solid, the weather is mild and warm, and the location is conveniently close to schools, parks, shopping and entertainment venues.

The Tustin Foothills climate is relatively consistent year-round. Average temperatures only vary from 57 degrees in January to 74 degrees in August. At its hottest, Tustin Foothills is about 85 degrees in the summer. In the winter months, residents may experience temperatures in the high 40s. Low precipitation and lots of sunshine are the norm; annual rainfall averages less than 13 inches and year-round sunshine is plentiful.
